Process for the Implementation of Sanctions

Stage One:

Following a complaint of a breach of the estate rules, which has been investigated by the Estate Manager and/or a Director, an e- mail is sent to the offender, or in the case of a visitor to the Owner of the Property where the visitor is visiting/residing, outlining the offence, stating that a punitive fine may be issued based on Board approved sanctions as can be found on the Association website www.sabiriverecoestate.com.

Stage Two:

A second offence of any of the stated rules, (Not just therefore of the original offence) will result in the Manager imposing an automatic fine which will be added to the Owner’s account. The Owner will be informed by email of the decision.

Stage Three:

If the Owner/Offender objects to the fine then a representation in writing, giving the reasons for the objection, must be made within five working days and addressed to the Chairman of the Board.
The Chair can deal directly with the matter or ask another Board Member(s) to carry out that task. The Board Member is at liberty to speak directly to the offender as a part of the appeal, but this does not constitute an essential part of the process. The Board Member will convey his/her decision in writing to the Owner/Offender within five working days of receiving the appeal. The Board Member’s decision is final and there is no further appeal.
