A practical building guide

  • Carefully study the architectural and other building guidelines as found on the website www.sabiriverecoestate.com under the ESTATE tab
  • Submit 3 full sets of the building plans to the Estate office for approval.
  • Once approved, one set to be retained by the Estate with the balance to be submitted to the Estate appointed architects and then to Mbombela for final approval
  • Ensure that the required 6 indigenous tree planting positions are recorded on the site plan.
  • Contact an Estate approved building contractor for a quotation.
  • Proof of sufficient funding must be guaranteed as per the contractor quotation.
  • The quote must include “full service” to handover of the official Mbombela occupation certificate by the municipal building inspector.
  • Arrange a meeting with the appointed contractor and the Estate manager to sign and receive Handover Document and Codes of Conduct guidelines.
  • Owners must ensure boundary peg positions are verified by survey.
  • Building must be completed within 12 months of the Handover Document date to avoid penalties that could be imposed.
  • As a very rough guide the minimum building cost is currently +/- R7000.00 per sq. metre. A more realistic cost is +/- R8000.00 – R9000.00 depending on the quality of finishing that is chosen. Therefore as an example a 300 sq. metre home would require that an owner guarantee +/- R2.1million as a minimum before building would be allowed to begin.
